Water damage from within a system

 

The policy defines damage "within a system" as: within a plumbing, heating, air conditioning or automatic fire protective sprinkler system or household appliance on the "residence premises." For purposes of this provision, a plumbing system or household appliance does not include a sump, sum pump, irrigation system or related equipment or a roof drain, gutter, down spout or similar fixtures or equipment. Damages originating from the sources found in this category usually have limitations.


Damages from this category have to be either from the 1) plumbing, 2) heating, air conditioning, 3)automatic fire protective sprinkler system or a 4)household appliance. These systems can include but are not limited to the following:
The plumbing system - water line pipe, drainage pipe, sewage pipe, a supply line, shower pan, toilet, water filters, sinks, bath tubs, bidets, or hot water heater
The heating and air condition system - air handler, heating system, steam boilers, radiant floor heating, AC ducts
The automatic fire protective sprinkler system - sprinkler systems which come on automatically when a fire is detected. This type of system in commonly found in apartments and condominiums.
Appliances - dishwashers, washing machines, refrigerators, wine coolers,


Limitations and Exclusions
1. The source of the loss has to be located on the residence premise.
2. Your water loss may not be covered if the source of the water is from a constant or repeated seepage or leakage of water or steam, or the presence or condensation of humidity, moisture or vapor; which occurs over a period of 14 or more days.
3. Your water loss may not be paid if the dwelling is vacant, "unoccupied" for more than 30 consecutive days.
4. Your water loss from sprinkler leakage may not be paid if the dwelling is vacant, "unoccupied" for more than 30 consecutive days but this exclusion will not apply if you have used reasonable care to shut off the water supply; and drain the system and appliance of water. See Why
5. This coverage can be limited by policy sub-limits such as limited to $10,000.00 for the total water loss. Note: this limitation is not found in CIT HO3 01 10
